Jeff Seabold holds both licenses, and has operated as a developer on his own capital, which means the gap between design intent, construction execution, and long-term asset performance is his problem to solve, not something to manage between three parties. Over 24 years and 400 projects, that structure has produced better outcomes for owners: fewer change orders, tighter budgets, and a single accountable voice from concept through certificate of occupancy. He currently serves on the AIA National Board, elected to govern a 101,000-member institution with a $70 million annual operating budget.
